Contractor Tips

These are the facts that you need to know when you are looking for a contractor to perform quality project work. This information is for your protection.

  • Are they licensed and registered with the state of Pennsylvania?
  • Does the company have business insurance to protect your home and property? Contractor should give you the insurance company name and contact for verification.
  • References: The contractor should be able to give you the names, addresses, and phone numbers of at least three clients who have projects similar to yours. And show you pictures of their final work similar to the work you want to have done.
  • Contract: The contract must clearly define what is covered on the project for which you are hiring them. Contract should include:
    • Start and completion dates
    • Warranties
    • 3 day cancelation clause for both you and the contractor
    • Payment options depending on the project size. Can be from one to multiple payments and each payment is at a milestone such as framing, or electrical completion etc.
    • That all work is done by the code using the International Code Council (ICC) rules.
    • Change control – If there are changes to the original work to be done, Have a change control document signed by both customer and contractor for the changes and the cost difference.
    • Permits: If your area requires permits and inspections. Make sure the contractor will procure all that are required and to show proof. Without permits and inspections, safety issues may occur, and the homeowner will have issues selling the property.
    • Are sub-contractors used on this project? Using sub-contractors is a common practice with contractors. Make sure that your contract contains something that says that all work is warranted and is covered under the original or revised and agreed to contract.
